On 26.2.2020, Bank Negara has issued a policy document sets out the requirements for financial service providers (FSPs) to expedite the issuance of the redemption statement for housing loan/home financing and the release of the original title of immovable property via work process improvement. The policy named “Issuance of Redemption Statement and Release of Original Title of Immovable Property” was issued by Bank Negara Malaysia.

It is essential to note that banks shall comply with the specified timeframe for the issuance of the redemption statement for housing loan/home financing and for the release of the original title of immovable property in non-complex cases as follows: 

(a) issue the redemption statement for housing loan/home financing within two (2) working days commencing from the next working day from the date of receipt of the instruction from the customer or the customer’s solicitor; and 

(b) release the original title of the immovable property within five (5) working days commencing from the next working day from the date of receipt of the redemption sum.

 


Tempoh masa untuk pengeluaran penyata penebusan (Redemption Statement) dan pengeluaran geran asal

Pada 26.2.2020, Bank Negara telah mengeluarkan polisi yang menetapkan syarat bagi Institusi Kewangan  untuk mempercepatkan proses pengeluaran penyata penebusan (Redemption Statement) pinjaman perumahan / pembiayaan rumah dan pelepasan hak milik asal (Geran) harta tanah melalui proses peningkatan kerja. Polisi yang diberi nama "Penerbitan Penyataan Penebusan dan Pelepasan Hakmilik Asal Harta Tidak Alih" telah dikeluarkan oleh Bank Negara Malaysia.

Adalah Penting untuk semua bank mematuhi tempoh masa yang ditentukan untuk pengeluaran penyata penebusan pinjaman perumahan / pembiayaan rumah dan untuk pengeluaran hakmilik harta tidak alih  bagi semua kes yang tidak melibatkan proses yang rumit rumit di mana :-

(a) mengeluarkan pernyataan penebusan pinjaman perumahan / pembiayaan rumah dalam dua (2) hari bekerja bermula dari hari bekerja berikutnya dari tarikh penerimaan arahan dari pelanggan atau peguam pelanggan; dan

(b) melepaskan hakmilik asal harta tak alih dalam lima (5) hari bekerja bermula dari hari bekerja berikutnya dari tarikh penerimaan jumlah penebusan.
